What a Scheme Compliance Check Covers (and Why Trustees Should Ask for One)

Most trustees only discover a scheme's problems when something goes wrong: an insurance claim is rejected, a municipal account balloons, or an owner lodges a CSOS dispute. A compliance check finds those problems first.
What we check
Ownership records: unit owners verified against the Deeds Office, so levies are billed to the right people.
Participation quotas and levy schedule: levies must follow the registered quotas unless the owners have resolved otherwise.
Budget: whether the admin budget covers real costs, including municipal accounts.
Reserve fund and maintenance plan: minimum reserve fund contributions under the STSMA Regulations and a current 10-year maintenance, repair and replacement plan.
Insurance: whether buildings are insured for full replacement value, backed by a recent valuation.
Arrears and credit control: how much is owed, by whom, and whether collection is being followed through.
Statutory compliance: CSOS registration and levies, POPIA, tax, the annual audit and the AGM.
Safety: fire equipment and the general condition of the common property.
What happens next
If anything needs to change, we let your trustees know and help put it right. If everything is in order, you have peace of mind.
What it is not
A compliance check is a management review. It does not replace the annual financial audit of your scheme's books by an independent auditor.
Free for new schemes
When your scheme appoints Maslow Realty, we run the compliance check at no charge.
